The room states and what they mean

A room is available, occupied, dirty, being cleaned, inspected, or under maintenance. Those states are shared by the front desk, housekeeping and your booking engine, so all three agree at all times.

Assigning and tracking cleaning

Checkouts create cleaning work automatically. Tasks can be assigned to a person, prioritised by the next arrival, and marked done from the floor. The desk sees a room become sellable the moment it is marked clean.

Why shared status prevents bad check-ins

The expensive failure in a small hotel is handing a key to a guest for a room that has not been made up. That happens when housekeeping status lives in a notebook and availability lives in a computer.

Here they are the same record. A room that is dirty is not offered to the next arrival, and nobody has to remember to tell anyone.
